Senior Property Manager (Office Building)

RESPONSIBILITIES
Building Operation:

  • Coordinate with Chief Engineers, Building Management Office (“BMO”) Customer Service

Team Members, outsourcing-service teams to perform tasks & activities of the management of Building

  • To be always the main contact point of Front of the House (“FOH”) as a BOM representative or Front Office Manager for communications with occupants, tenants and the landlord;
  • To standby and be on the lobby duty during peak hours morning, lunch-time and/or evening and at majors events same as Managing Director/General Manager in luxury hotels;
  • Work closely and build good relationship with occupants, tenants and the landlord, ensure highest customer satisfaction;
  • In conjunction with Chief Engineers to ensure smooth operation the Building by monitoring and strictly following up Preventive Activities of the whole building systems;
  • Coordinate to manage, train and observe all staff’s performance, including Security, Janitors, Administration Operations and to provide efficiency of services to the building as well as tenants;
  • Assist to develop, implement and monitor standard operating procedures for all staff and

contractors;

  • Assist to generate, implement and control budgets and financial planning;
  • Play the role of Government contracts and liaisons;
  • Prepare weekly/monthly reports as necessary;
  • Other tasks may be required from time to time by superintendents

Budgeting:

  • In preparation and submission of annual operating and capital budgets for owner approval, including comments and assumptions for same;
  • Verify payment of budgeted expenses when necessary;
  • To control expenses commitments and develop expenditure procedures to adhere to budget guidelines; Maintenance of Building:

  • Assist to develop and implement maintenance plans and procedures for Building security and safety;

  • Involve in building inspections/audits;
    Service Contractors and Suppliers:

  • In conjunction with Purchasing Manager to review and ensure the compliance and enforcement of Contracts/Agreements while implementation or renewal stage, recommend any change/amendment to the Company in regard of elimination of potential risk or inefficiency;

  • Ensure that adequate inventories of operating and maintenance supplies are on hand;
  • Assist to develop, implement and monitor standard operating procedures for all staff and

contractors;
- Instructing contractors for works of minor repair, maintenance and supervision of works.

Education and Experiences:

  • Must be a University graduate, major or knowledge & experience in technology, construction, hospitality management shall be preferred;
  • At least 5 years experience at the similar position in multinational commercial property/real estate companies;
  • Have deep knowledge of commercial properties management including office, retails,

industrial;

familiarity with property management accounting software;

  • Prior experience with property management software is critical;
  • Excellent command of English skills;
  • Good attitude, willing to provide high end standards for clients;
  • High commitment of Conduct in business.
