Position Overview
What You’ll Own
- Review drawings, scope narratives, and supporting documentation for code + zoning alignment prior to submission
- Coordinate across internal teams (RA/PM), engineering consultants, expediters, and contractors to eliminate gaps before DOB review
- Manage DOB NOW + BIS workflows: submissions, objections, resubmissions, milestones, permits, inspections, and sign-offs
- Anticipate compliance risks (U&O conflicts, egress, accessibility, fire/life safety triggers, occupancy loads) and resolve issues before they become objections or failed inspections
- Act as primary point of contact with DOB (plan examiners/borough offices), FDNY coordination touchpoints, and client representatives
Requirements:
- 5+ years NYC DOB filing, compliance project management, or expediting experience (architecture or consulting environment preferred)
Strong working knowledge of:
NYC Building Code + Zoning Resolution:
DOB NOW + BIS:
Occupancy/use classifications, egress fundamentals, accessibility basics, and common plan examiner objections
- Proven ability to interpret architectural documentation with a compliance lens
- High attention to detail, strong follow-through, and strong written communication
- Comfortable being the person who says “no” when the scope is non-compliant or unapprovable
