Reporting to the Residential Property Manager: The purpose of this job is to supervise the implementation of maintenance to all residential and apartment buildings. The individual must,, all contractor/s inspect work, ensuring that work orders are completed, quality standards adhered to, maintenance plans followed, and schedules met.
The residential and apartment buildings, building fabric and external infrastructure will include but not be limited to all internal spaces, kitchens, bathrooms, roofing, carpentry, windows, doors, ironmongery, lifts, air conditioning plant, heat pumps, walkways, wall and floor cladding, plastering, painting, and fixed furniture.

Job Objectives relevant to this job:
**Reactive and Planned Maintenance

  • Follow-up on reactive and planned maintenance requests
  • Inspect all repairs/fixes to apartments, building fabric and infrastructure
  • Recall or redo any repairs/fixes not completed to established building practices and standards

Inspection and Audits

  • Carry out regular inspections of apartments between tenant changeovers, building fabric and infrastructure
  • Assist the Services Manager in carrying out regular condition audits of building fabric and infrastructure
  • Identify, determine, assist, and advise service manager who will assess and take steps to prevent catastrophic failure of building fabric and infrastructure

Project Assistance

  • Assist Project/Services Manager/external Contractor with medium to small scale construction, renovation or refurbishment projects required within the residential complex
  • Assist Project/Services Manager/external Contractor with inspection and monitoring of all project work
  • Ensure that safe working practices are observed, and safety regulations are always adhered to.
  • Attend Operations Department’s and external Contractors launch and site meetings and implement works arising or provide support

General Support and Administration

  • Monitor on-site and stores spares, materials, and inventory for the apartments, building fabric and infrastructure
  • Prepare weekly inspection building report
  • Quarterly building inspection report (audit of infrastructure)

Educational Requirements relevant to this job:

  • Artisan with minimum NTC3 (NQF Level 4/3) OR deemed equivalent AND successful completion of an appropriate apprenticeship and passing of a recognized industry trade test.

Knowledge Requirements relevant to this job:

  • Working knowledge of building trades e.g., carpentry, roofing, water proofing
  • At least two other building trades than that qualified in:

  • Occupational Health and Safety Act

  • SHE policies and standards
  • Budgeting, Finance and Procurement
